They would be using our funds to purchase and flip.I am looking for advice from other investors out there regarding Investor Loan Agreements and how to structure them to protect ourselves and ensure we can get our funds back should something go wrong.

One of the first things you should do is to form some kind of a corporation or LLC to protect yourself personally.  

We always start from a financial side of thing and move forward, when it's time to inspect the property we arrive with our contractors and really get cost and condition to confirm what we already expect.Good luck!
