Jeremiah,There are two parts to this issue: 1) is the condo association liable for the damage 2) are the elements that were damaged Common or Limited Common elements that are the property of the association.From a Liability standpoint the association would have to have done something or failed to do something that caused or contributed to the water getting in.

@Munir Hassan No Banks do not do appraisals, They hire licenced appraisers, which is an arcane , in exact science, practiced by those who failed to get into Hogwarts on a scholarship and are too enjoy mind numbing puzzles and sudoku.. keep increasing the radius of you search until you have found 3 comps.Personally I would treat it as a sfh and get local comps.

Are you doing 20-30 Offers per month knowing almost all of them will fail and possibly irritating your Realtors to keep writing all of these up or are you being more selective and do a lot more analysis vs. offers?
