multiple offer situations are shady as hell (they probably listed it low to entice an auction-style bidding). you never know what you're gonna get or not. you could use an escalation clause that you will pay X over the best offer up to amount Y (your absolute max offer). not all agents are versed enough with these, however.

The general problem is that as syndicators are more successful, the less they have to advertise (e.g. people who have been around 10+ years).Just keep joining email lists, they do lots of cross promotion, attend local REI events and let people know!
