While a lot of people on this thread have provided several great suggestions, I would hesitate to add something to the mix because advice such as "investing in index funds periodically overtime" may be a good idea, or it may not be, but in a vacuum it's hard to say.

having a lender in the mix would complicate the scheme as presumably title would discover that the bogus warranty or quitclaim deed was not recorded concurrently with a reconveyance from the "seller's" lender.

You can even mix-up the offer with some amount of cash upfront if they do need a portion of cash for some purpose.
