Should I Avoid mixing VA Loans & Lease Options Together?

I'm new to real estate investing and I plan on using lease options to buy/sell my properties. I plan on working with a mortgage broker to help pre-qualify my tenant buyers on a 2 year term. There are a lot of military bases where I live. Should I avoid investing in these military towns due to my use of lease options? A lot of the Tenant buyers in these towns will do VA loans. Do I need to work with a mortgage brokers that ONLY specializes in VA loans or are traditional mortgage brokers also well versed in VA loans as well as FHA loans?

There are about 5 military bases where I live. If there is a way to incorporate lease options with VA loans, that would be great because I don't want to miss out on these deals.

Should I avoid these VA towns when it comes to using lease options?
