I would offer a flat fee or no more than 5%, make sure they have no complaints against their license, do a custodial bank account so you can easily terminate.

I don't want to drive and/or waste any more of my time than I have to and these types of things can very easily be handled without meeting in person.I've bought/closed on multiple houses where ALL of the paperwork (i.e. initial offer, addendums, disclosures, closing docs, etc) was handled via email.
