We are 95% finished fully rehabbing (foundation, roof, plumbing, electrical, etc) an investment SFR bought with cash and intend to cash out refinance after the 6 months required (so we don't have to do delayed financing). 

It seems like it is a big space, but I doubt you want to move any plumbing? 

Other than that, there are certain discounts that some companies may offer if you have a security system, sprinkler system, updated plumbing and electrical, ect.

Plumbing problems make me crazy!

All utilities are off, so there may be hidden costs of AC/Heating and Plumbing issues, although it doesn't look like it.  

They are so good and possibly I'm use to NY prices but his prices are damn good and knows everything from roofing, electric, plumbing, floors, etc, name it he and his boys can do it and know exactly how to do it.
