I had borrowers that I crossed properties in central Oregon.. out in Yakima and such,  But that's when I had a staff  LOL.. and my underwriter and doc prep gal handled it.We are blessed on the West coast when it comes to title information at our finger tips. those folks out east its a tough go... much more archaic. and labor intensive.I was talking to my Escrow officer the other day At Chicago title and their plant is now in the PHillipines and all title work happens there.. they get full title reports in a matter of a few hours with all those VA's work ing on it.

(new floors, paint, appliances, light fixtures, new cabinets/countertops, replace all doors, possible a couple windows,gut of all 3 bathrooms probably new ac and heater, new 12x12 deck, sod installed and yard work done.Possible some plumbing issues (leak)in one of the bathrooms.House is listed at 114,000.

I had once a very bad experience where on one flip I had 2 separate incidents, a pipe on top floor bathroom broke and leaked all through the rest of the floors, and later a thief broke into the property and stole all copper piping.

Also, you will never know if there is a problem with the property from the pictures - plumbing leaks, foundation issues, smells from animals or smoking, etc.
