If you can work remote, I would choose a market where you would like to live and where you can invest in deals that cash flow.

I don't think Section 8 allows for "side deals" to work around their limits. 

If you find great deals, now’s the time to buy.

There is one business in particular that has been very tempting to try and acquire, but I am not sure the next steps to actually go about doing it.Questions like: Confirming it qualifies for commercial real estate loans (SBA), what type of network (brokers/lawyers/etc) would be needed to appraise and finalize a deal, and where to look for that network.

@Jackson Sincerbeaux if this is a large hedge fund that is publicly traded, then they are working with numerous brokers and wholesalers alike to find and acquire deals.

There are too many variables here.I look at P&L and balance sheet and the total package of the deal.

Remember to factor in the ancillary businesses that any particular theme of business needs, as much may not be directly tied to the base business (e.g., a cafe where patients can digest bad news - not a medical service provider or medical support provider, but ancillary nonetheless. 

It's already too late to try get either of these in Clay (for good deals at least).

Hey Jaden, I invest here in Columbus, Ohio and there are some really affordable deals you can buy here.

I live in the Northeast and deals are certainly tough to come by right now.
