I think we could all agree there are basically three answers:A) Stay the course - keep adding 10 bps for each year held based on stabilized market cap rateB) Take a little risk - use the current market stabilized cap as the exit cap tooC) Throw caution to the wind - use a cap rate that is less than the current market cap (*If you pick this answer what method are you using to predict a cap rate)Which answer would you pick and why?

Any other possitive factors - stable tenant base - alarm systems - regular checks on the property - no pets - Lead safe certification - newer roof, plumbing, electric, etc..Anything to balance off the lossesBe prepared that it may end up in a non-standard (surplus lines) market for a couple of years. If you did not have flood coverage before, see if they will continue the current policy if you get Flood coverage and increase the property coverage deductible.

It's something Jerry Norton released recently to the public to pull data.Did some quick data comparisons for fun between 2 other platforms I currently use - PropStream and MLS (I'm licensed in Florida)I specifically searched for a handful of On-Market properties (active/closed transactions) and noticed the following:- You can't search for specific properties on PropWire- PropWire data isn't up to date (30+ day discrepancy) compared to PropStream; neither is up to date compared to MLS (3rd party data providers hardly ever are)- PropWire estimated value vastly different from PropStream value (50k+ difference in most instances)- No property photos (yet)Initial thoughts: It's a brand new tool and can't imagine it was gonna be great out of the gate.
