And regarding saving - very few in US can save a penny.

That said, in the last couple of days it did not rain where my rehab is, so I was able to do two coats for the exterior paint over last couple of days. 

They are picking up pennies in front of a steamroller and it will flop in my opinion.  

My advice would be not to trip over dollars while picking up pennies - not to mention the ridiculous paperwork, time, and hoops you have to jump through on conventional loans.

It was a pinhole leak on one of the copper lines.

If you're lucky they got changed out to copper at some point.

A good PMC will assist you in buying good properties because:1) They want less headaches to manage, not more2) They make pennies from managing 1 property for you, so they'll want you to buy more so they can make dollars.

If I see a flip without a fridge for a client, I walk out because I know they are pinching pennies.
