In a reverse exchange the QI takes title to the new property and holds it until you have sold your old property and then you complete the exchange by taking title to the new property from the QI.

If this were an arrangement between you and the potential tenant, I would say since he doesn't have a copy of the agreement with your signature, then it's not considered executed.
