Furthermore, collecting those rents may or may not be consistent, so the numbers could be more theoretical than real life.

Without getting into the technical specifics (I co-founded a digital marketing agency) create good quality content, do it often, make sure you're website has a good user experience, and is consistently visible throughout the rest of the web (like on Google Maps and Yelp).There's a lot more that can be done but those details are usually more technical and best left to the people that do that day in and day out.

I never visited that area but know and visited near that area, i know that the area is a moderate to high crime area. and i also know that for that area they do maintain consistent blue collar/factory type jobs. so as a rental area i think from what i have learned thus far, is that this is a good rental area barring the crime. where i choked was the distance, and started thinking how will i maintain it from a distance.my questions i guess would be. those who have experienced similar situations what did you do?

However, after our monthly expenses, we do not have a budget (Mailers/ Adwords) to be competitive with the 1,000s of other people trying to do it in almost every market.Because she is the only W2 employee, with bad credit, and I do not have 2 years of consistent income as an independent contractor, it makes it very hard to get approved for anything.
