Everyone has different level of comfort and different strategies works for different people.In general, Raleigh is getting hard to get a good cashflow and prices are pretty high.

It takes a long time to really be able to comfortably assess everything.

I am working with residential agents but I am wondering if I need to search out a designated commercial agent/broker.  

I’m finishing up my sfr designation and want to know, what is the best way to get in with banks as a listing agent?  

My thought is to do this right, providing investors with all the information they'll need to feel comfortable purchasing one of my deals.

There seem to be a few sites out there that are designed to help landlords in your situation. 

Having said that it is not designed specifically for this type of business.

I'm not turning any one's suggestions down at all but I don't feel comfortable with house hacking because my children will be staying with me three days a week.

It wasn’t the best living space but very comfortable and the best perks is you can essentially live rent free have first hand experience on controlling your asset aswell as dealing with tenants.  

The PM would also only point me to deals that he/she would feel comfortable managing (though this would presumably be taken care of by having the PM walk through any deal my agent sends me, which is what my current protocol is).Interested in your thoughts!
