The best thing to do to educate yourself is to listen to a ton of podcasts regarding Real Estate investing, and watch a lot of case studies, and Real Estate investing videos on Youtube(Strategic Real Estate Coach, Max Maxwell, Nick Ruiz, Freedom Real Estate investing, Antonio Edwards,  The Derosa group, Master investor 1, Benjamin Blackburn, Clever investor, Mark lane, Jerry Norton, The kwak brothers, Flip Your First House, Kris Khron, Morris Invest, and last but not least Bigger Pockets youtube channel).

That being said, I also coach my buyers to make offers that have a good chance of getting accepted.

You don't need to spend bread on a mentor who's going to take your money and coach you into deals when you won't have any money after he takes it.I suggest you get out there and start making money moves and start reaching out to people and networking; don't let fear hold you back !

If the numbers work out as you stated at worse you can partner with someone and receive an equity stake in the deal or receive a flat fee payout and some mentoring/coaching if they are experienced in the field.
