As for overseas based investing, @Travis Watts has talked quite a bit about his experience of buying properties on his own then gradually transitioning over to syndication investing.

Do you have room in your debt to income ratio to buy another property and if so, would it cash flow?  

I have not tried these, only one of our local property management companies uses this method.I'd be nervous about missing out on both the feedback about the unit and a chance to check out and informally interview applicants.
