We are receiving leads from all over US all the time but I am just not sure how to handle them.

I'm also in NJ and the market here is definitely a challenge.

I'm a very handy person and can handle *** sorts of repairs and think I could manage taking on a few properties to start out.

Living in California, that obviously presents a bit of a challenge.

But I only focused on doing BRRRRs on SF or MF, not townhouses, condos, apts, mobile homes, etc.Given your age, finding and obtaining an owner-financed property may be a challenge, but it is do-able. 

You can threaten legal action, but your probably only going to get reimbursed for your expenses and then comes the challenge of collecting on it.

I am with @Dustin Beam, I at least weekly do online searches through Zillow and Craigslist to get a handle on the pricing in my town.

I don't know how large your condo complex is, but for condos of 50 or more units, it would be a challenge to get every owner to get to it, and properly clean the vents if it was discovered  vents were never cleaned and it could be a safety hazard.I also had special assessments for new roofs, other building wide improvements at my rental condos. 

If you persist, you will make money and the wholesaler will be thrilled to have you.You'll never read that in an investing book, but it works like gangbusters if you can handle it.
