Totally laughable you as some expert to opine on these threads.. 

Get someone who's certified to check soil samples and if it's good, then you might want to take into account taking out the tank yourself if you truly want the property but be sure to get an estimate on that as well and ask if a credit can be given back from the seller.

I would rather work with local market experts, especially since each market has many to choose from.

I am debating over 4 questions which I hope I can get the answers from experts.1.

There is something about when people see it in print that they become convinced that you are legit and you are the expert in the business.
