Have your team take care of it as they do with all other repairs.  

When you ask them what is there concern, they are concerned with keeping their name hidden (which never happens) and honestly no one cares, and asset protection which is why you have insurance. 

You also mentioned the real estate professional.

But for tax lien afaik it has to be done directly.Also I think tax lien should be done by professional or specialist in real estate due to unknown risk and regulation involved.

I've seen "professional Tenants" use this move several times.

A good real estate attorney can take care of the paperwork, that's maybe 10% of the value you get from a good agent (it could be 50% from a bad agent, the other 50% is opening the door lol).The value a good agent brings comes from experience.

I am in orange county, specifically Santa Ana and could not find a bar or coffee shop where real estate, escrow and mortgage professionals meet to network.

In the Lincoln City/Newport area there is a lot of hidden potential for MTR or medium term rentals (furnished 30 night+) as there are medical and coast guard professionals that need long term, convenient housing.
