What can you do if cigarette butts are all over the place in the outside public area and parking space of your multifamily property? 

Plug in some dates and see what they're getting and how booked they are.  

Do you go through air bnb for all the seasons and get estimates that you plug into spreadsheet? 

Also, I think I was plugging in rents that could have been higher after looking at similar rents in the area.

Botch it up with H&R block whom I think are just plugging numbers into the computer (not sure, never used them)? 

I'm going to keep plugging away at the bigger pockets calculators but I'd still be very interested in taking a look at yours if you're willing.
