Wholesaling is not the magic bullet many claim it is but if you have a deal that works for a seasoned flipper who does not have the time to search for properties, you can make some money to get started.Second, consider house hacking . . . find a property (preferrably a multi-family, that you can work with at a great deal and live in it while renting out the rest. 

It wasn't a hard deep inspection just no serious hazards, electrical outlets work, is the unit energy efficient etc.

Also, should I just bite the bullet and replace all the old kitchen appliances to get a reduced price (bundle deal)?

I was listening to the BP Podcasts a lot but im in the military and currently on deployment with limited connectivity so ill have to focus my energy into books.

Have you installed any energy savings devices in your STR properties?

(Are you passing up deals because you don’t have the cash to act quickly or could you wait for a refi to purchase something else.)There is really not a “silver bullet” on your specific situation.

On top of that, the cost of energy efficiency is adding significant costs and new complications to the projects.  

If it doesn't flow there and you don't want to put the energy into keeping it you can sell, IMO.
