Hi every body,As a new agent and after 6 successful transactions in the first 3 month of my new career as a Realtor, I am moving forward and want to find a multifamily for the investor I am working with in Houston TX.I have found some in MLS with his criteria but before going to the properties I want to know how should I have numbers and comps and rent ranges for different units.Does any one have any idea about having my reports and numbers to make sure that the deal worth spending time or not.Thank you in advance

There's no real equity to get back from a sale -- you'll break even (edit: of course, I suppose some of the small down payment would of course be equity that is released).

The more sophisticated ones communicate with the utility to allow for both off-peak consumption and the ability for the utility to manage load levels.Once charged, heat is then released into the room from the thermal mass during peak hours ... with minimal electric consumption to maintain the rate of discharge of the thermal mass above a given threshold.

The baseboard consumes most of its electricity during off-peak hours and stores the heat energy in the thermal mass ... releasing it during the peak hours with occasional firing to maintain the temperature of the storage mass.Ductless heat pumps work well for heating, even in the Canadian far north!  

Next is a press release to the local newspaper of the first county I plan to target. 

My concerns:1) My condo has always been treated with pesticides over the years, I am worried his dog maybe allergic to the pesticides used in the apartment. 2) Accidents do happen and the pet may release herself  on the floor, I have very basic laminate floors and I am worried the whole apartment will smell like pet urine one day.3) My insurance policy has a pet exclusion clause, so maybe that is another sign to say NO to the tenant with pet?    

Quickly released the spaces and moved back to the S.F.Bay Area because my wife was very very homesick.
