The property has 16 two bed units all with porches/decks on a small lake(duck pond) in the center of town.

We came across a beautiful 1 bed 2 bath for 355k, until we realized after the first showing that it's a duplex split between a basement and ground floor, where the toilets were flooded from hurricane sandy hence the new tile flooring.

In my area you can obtain a nice 3 bed 2 baths for apo 75k and I would look to sell RTO for apo 100k. 

I own 1/2 of a duplex home (2 bed/2.5 bath) and my neighbor is selling his half (2 bed/1.5 bath).

Price: 65kRehab: At least 30k3 bed/ 1 bathApproximately 1400-1600 sq ft. 

That being said, a typical duplex or 4-plex has 2 bed, 1 bath units that aren't suitable for a family usually.

Here's an example of taking a flat bed sheet and turning it into curtains (besides this two smaller windows also received curtains). 

Getting no offers may mean that there is something wrong with the property, which could be something easily fixed that people don't like (smell, paint color, etc.) or could be a problem with functionality (master bed on top level and all other bedrooms 2 floors below in the basement).

You have to ask yourself if I woke up tomorrow and found 200K under my mattress would I use it to by that property or is there a better use of the funds.

Maybe you should add some beds to show how they would look and fit in the rooms?
