We let prospective tenants know that we do showings by appointment, provide applications at the showing, and will accept applications during a specific time frame (usually a three day window).

But, if you do, then when you speak to them on the phone, run down your list of criteria and ask them if they believe they would qualify before making an appointment to show the unit to them.Just make sure your criteria and the ad meet fair housing requirements, because fair housing does send testers out, at least they did where I managed in the SF Bay Area.

What you can do is request an appointment to present the contract, show up, be nice, meet, have the agents there and then present your deal.

I'd put my criteria in an ad, then when they call, I'd go over the criteria again and ask if they think they'd qualify before setting an appointment to show the unit.

Then, I didn't care who paid their rent.Other than what others have mentioned above, I also did not rent to anyone who showed up late to an appointment with me, or did not do what they said they were going to do.

I just posted this story in an other forum on biggerpockets. a guy calls interested in one of our apts, we send him to our web site where all of our qualifications are listed. he makes an appointment to view the apt very clean cut guy brings his application with the $35 bucks and pulls up in an very well kept older BMW makes $50k a year and single I want this guy as a tenant. we do the background check and it is one of those OMG moments 14 pages of felony convictions and a few evictions 32 felony's in total. so bad I was thinking omg i was alone in the apt with this guy. so don't worry about the how heavy people are just be diligent with qualifications
