Something about getting to drive a new car every 3 years or so is appealing.

The front has to have your best curb appeal possible, so no trash, make sure grass is short, leaves are raked, mulch planting beds, etc.

@Karen Margrave Had a lot that was 50 feet wide and the setbacks were minimum side 10 ft, but side total had to be 30 feet, leaving 20 ft in center for house.I appealed for a variance, but there were objections by neighbors. 

I am buying a house out of the demo list currently. 35k profit sounds appealing right now.

What kind of appeal would you make?

I live in Buffalo, NY and I have tried appealing to homeowners right here however these people are very closed minded to even try anything new or different in fact if you are not a realtor calling to list their home, they automatically think you're a scammer.

I don't want to alienate my tenants (they are great), but the appeal of the extra cashflow is tempting.

It's not for everyone, but it is appealing to investment minded folks on both sides of the sale. 

Tenants decide pretty quickly if they are interested in a rental online first sorting by location/price and then do the pictures appeal to them.
