I know because I just recently filed to be the administrator of my mother's estate. 

IT’S WHO YOU KNOW— Dress up super nice and be very humble and/or waterworks sad and call/visit the County clerk, get them on your side, then go call/visit the city mayor, city administrator (often last longer than mayors), and get them to talk to the clerk/severing person for you.

You want to charge 1st months rent, a deposit,  and monthly administrative fee (paper work, Billing fee) of $10.

One suggestion is to spread out fees instead of lumping them in as a late fee (another tip our judge gave us) including an administrative fee for processing the eviction notice or late notice, postage and handling fee for typing up and mailing the late notice (this is obviously small potatoes, but a few dollars here and there add up). 

The administrator in charge of helping first year law students told me she'd be happy to advertise my vacancies on the law school's facebook page!  

. $600 - $1,000 a month is enough for most of my renters yet the feds are handing out up to $5,000 per person in one month with no demonstration of need.This would have reduced the administrative burden and the amount of tax-payer money handed out.

Take the half of the deposit and donate it as a tax deduction to Wounded Warriors, your local Veteran Administration Chapter, or another military organization or services that needs the help.A man wiser than I once said (thanks Dad)..."

I've been an 'administrative consultant ' for others I knew but honestly it was a low wage job with risks. 

Generally with municipal code violations many areas will be more inclined to waive 'administrative fines' than their hard costs.

Non-payment doesn't eliminate their rights as tenants, nor our responsibility on your behalf.Also, we still have all of the management administration, accounting, even negatives, ledgers, tax forms AND just because no court will take an eviction case....jurisdictions vary, doesn't mean we don't still have to file dispossessory and keep all that eviction activity up to date to basically hold our place in line.
