@Nancy Nodland If it seems challenging to get a real estate agent to provide comps for your property, there are either not many available (Typical in Western WA), as well as you might be working with a bad agent(s).

But in markets where the returns a little more diverse, I think there is more value placed on good old fashioned customer service, marketing and what amenities the property provides that will dictate your actual occupancy and nightly rates. 

We currently live in Western Washington, but prefer the personality and culture of New England. 

Seminole ones are still done the old fashion way.

Relative to the potential risk you are incurring by not performing due diligence in the appropriate fashion the cost is minimal.
