We are in Missouri and our applications slow after mid October we have been offering a 6 month lease for about 4 years now for leases that are signed between Oct 15 and March 15 it has worked well to get things rented through the winter.

Once you pass your schooling you have to take into consideration -application fees -fingerprints fees -test fees - NAR initial dues -brokerage initial dues And many more other fees.

Just let them know you will show it and everything the only thing they have to do is send the person your way and if the application is accepted, they get the finder fee.

When I do reach out my touches range from “just checking in” to applicable market updates or explaining I only need a few minutes of their time to discuss XYZ.

At what stage in the STR buying process do you start your permit application with the local municipality? 

They often offer to rent for longer because it entices you to accept them over other applicants.

I obviously don't want to let it sit vacant in December, but so far this is the only solid and responsive applicant I've had.

It’s a d neighborhood and tenants are lower income” , I more less knew that still had the feeling that I want to take the risk, so I started searching and getting recommendations for property management in the area , came across someone that seemed fit for the job , that told me from 750 apartments 20 are vacant and were going through applicants asked them to check out the property I was interested in,  they came back and said they could manage it for me.
