Legally, it seems that the llc is a much better vehicle for rental properties.

Yield in any investment vehicle...bonds, dividends, businesses...and yes real estate is a function of the markets perceived risk in that investment. 

I count the vehicles in front of each property at the place. 

So here I am, with a strong foundation that I have my parents to thank for and many years to grow that into a beautiful life.I share this because I'm sure I'm not the only out there with some version of this situation, and I think real estate is both a great vehicle to a better life and an insurance policy for the worst that life has to throw at you.

Rather than sitting and waiting for an inheritance and watching her run out of money then having to come bail her (and my brother) out, I have chosen to pursue this route which will give her money to pay off her debts, pay her monthly bills, provide a lump sum for my brother to live on once she is gone, and provide me with an investment vehicle to take care of my family in the long run.

The mileage rate also takes into account vehicle depreciation.  

There are mortgages that are built similar to the FHA style (less than 20% down with PMI), buy many/most of the other loan packages will allow the PMI to be dropped after the LTV reaches >78%.While FHA is a great investing vehicle for a new investor, it may not be the BEST option.

We have debt north of 200k to include vehicles, student loans and credit card debt. 

When REI can not compete with other vehicles, like stock, REITs, bond, etc, money will leave REI.There might still be deals out there, for seasoned investors.

As  equity builds I pull it out to invest in other vehicles paying higher returns for diversification and reducing my risk.
