Rather than sitting and waiting for an inheritance and watching her run out of money then having to come bail her (and my brother) out, I have chosen to pursue this route which will give her money to pay off her debts, pay her monthly bills, provide a lump sum for my brother to live on once she is gone, and provide me with an investment vehicle to take care of my family in the long run.

There are mortgages that are built similar to the FHA style (less than 20% down with PMI), buy many/most of the other loan packages will allow the PMI to be dropped after the LTV reaches >78%.While FHA is a great investing vehicle for a new investor, it may not be the BEST option.
