Hello All:I found a deal recently that delivered great cash flow (even at the 50% rule).I made an offer which was accepted and I was very happy.I have moved along with the deal and the appraisal came in about 10% BELOW my offering price.I am aware of all my solutions, but that is not my issue......I was perfectly happy to buy the deal at my offer, but now the low appraisal has me DOUBTING my original offer even though the numbers are solid!

Don't get fooled by these comments - the agents must educate their clients and not push you to look for solutions with Zillow. 

I did contact them via email and am working through a solution, but it always feels like a job with them - goes against the 'hands-off' model.

The gutters made a big difference I'm sure the grading will be the last solution. 

I want to eradicate this issue fast so I am looking for any referrals for someone that has extreme solutions to solve this ASAP! 

Best solution would be a sump pump at the lowest point.

Does anyone have a spreadsheet or other free solution for tracking what was mailed, when, any response, etc... that you would recommend?

If you are worried about the liabilities surrounded with purchasing the property under your own name, you can increase the limits on your insurance policy similar to what @Brian Ellis said for a relatively low cost - especially for general liability.As per @Benjamin Haberman's approach, purchasing an umbrella policy will offer you much more protection than merely increasing the limits on your primary policy, however this will come at a premium price.Both solutions are viable; it just depends on your risk appetite and annual insurance cost your comfortable paying.

We are going for mediation to try to see if we can find a solution and get the deposit back.What do you think?
