If you had even 10% down to work with chances are strong you could make solid offers on say 50% of those and find sellers willing to carry like 5% or 10% seconds and you'd have a done deal.

As for Real Estate investing, you're right to not necessariy waste money on courses and such, but as noobdog1 says be sure, sure, sure you know what you're doing when you play in this space.

I almost always do the work myself, look for other deals during the hours you would be WASTING time on watching TV and stuff like that.

That way I don't waste my time along with others time on looking into properties that the sellers won't negotiate from.

Otherwise I do not waste money on uselessness, booze or dope.

It sounds like a solid rental to me.

It will require belief and desire to do the work learning and growing to achieve the success you have always fantasized and dreamed about.On a side note, I haven't read the book, but I have watched the movie, The Secret, and I think it has some very solid ideas in it.
