Flooring has come a long way so I was hoping there was something line vinyl plank but for countertops in a large slab, I.e. something less expensive than stone, but still impervious to water, and tough enough to defend against any abrasions, scrapes, etc.

if I understand your question, the answer is that you cannot engage in 1031 exchange successfully in a property you already own.

Basically to make it rental ready I would install vinyl plank flooring, paint(in and out), update a few fixtures, and install new appliances.
