Mcmann has what they represented as a “sister company“ & that they would do a bridge loan to fund the interest carry account for all Mcmann borrowers for a no out-of-pocket Funding of the ICA account .The name of this company is Genie Investment NV, this company provided a $2.4 million (10%) of total loan to Mcmann Commercial Lending to fund the ICA account which initially executes the loan.

I also like @Jim Pellerin's answer a private equity type deal where you are an LP is really nice, i have done a lot of these and have seen great returns the past years, tho the returns are thinning up a bit due to bridge debt market drying + interest rate and cap rate increases

For example, your legal fees are not likely to be a percentage but rather an hourly rate or flat fee regardless of deal size.I'd also add a few items to Brian's list:Due Diligence (if you hire a third party to do it--and you should)Lender legal -- depending on the loan amount and type of loan Rate caps -- some variable rate bridge loans require that you purchase a hedgeInsurance -- don't count on paying a prorate.
