Apparently she’s made some recovery progress to the point that returning home would have been an option.

For now all you are going to see is more of the same because the vast majority of inventory is being held by people with 4-sub 4 rates and they can't/won't want to afford elevated prices and 6+ rates.

Every accountant is going quote you a different price.

Patience can be your best friend and if you attempt to over leverage a property it can come back to hurt you.Some will recommend buying subject 2 where you could take over an existing mortgage that could be at a substantially lower rate - but if the lender finds out and calls the loan that could also be very bad.

When we make little slip ups, as we might easily do, a lawyer might use those to “pierce the corporate veil” and go after us personally anyway.
