Personally not a fan of renting out single families so  I don't really payattention to that part of the market where it market.

The damages are time planned off-work for fix the property for an October 1 rental date, cancelled contractors, but most of all missing an October 1 rental date which puts us in risk of having extended vacancy through a New England winter.

The results can be seen in the pictures below and final numbers at the end.Sheetrock work and then painting in the den and refinished the pine floors under the nasty pink carpet.Tore out siding on the porch and added sheetrock, installed new fan and light fixture, painted, closed in a window that looked from a bedroom onto the enclosed porch...Managed to save the cabinets, added granite and stainless appliances.Refinished the tub, kept the original floor and redid the subway tile in the original bathroom.Added this closet in the master, refinished the floors after ripping out purple carpet in here, painted walls, sanded and painted woodwork and added the fan.A laundry room no more, added this great bathroom onto the master bedroom.  5ft double vanity with granite top, toilet, free standing tub and custom shower.After having 5 tile contractors no show, either for the bid or after I had given them the job, I used a stock fiberglass shower pan from Lowe's and tiled the walls around it to avoid any more delays. 

Very few lenders truly cater to the borrower experience and the bigger picture, and don't understand the reciprocation of creating a raving fan from the borrower, realtor, attorney, or any other related party.

I am not a fan of TK, since even in the best-case scenario, mathematically turn key just doesn't pencil out.Having said this, there are several issues.

Hi, Id like to introduce myself as a new member, recently started been interested in real state as a way to create both cash flow and extra income doing house flipping and wholesales.My wife and myself we are just in study phase and will be for a little longer, plan is start with a duplex or four plex to create some cash flow and go from there, we both work for a great local property managment company and with stable income i think real state will suit us well.Is great to be here, big fan of the podcast and will be hearing from me in the forums.

I'm not down on owning outright - I'm a fan of low to moderate leverage - but to say there's no cons to owning outright is deceptive.

If crap hits that fan- are you able to repay them quickly as to maintain the relationship and not screw them over?
