They also need to know where to send other mail (or serve you).

You should be able to add in your rental income (Schedule E) in addition with your W2 wage to increase that.

In your case, you should be able to do a mail-away closing. 

Once I’m done making any deductions (if there are any), I mail the tenant a detailed, itemized accounting of these deductions along with a check for the balance of their security deposit.
