Looking at closing on the refinance in 60ish days?

I would have loved to rent it out, but refinance isn't really an option right now.

Then after a year, you could refinance that house, and get another FHA loan on another two family.  

I would expect to get those rents to market rent within the 5 years to refinance to pay off the land contract.On the look out for the next property! 

The refinancing lender will tell you what their refinance "loan to value". 

If you want to find a mentor your best bet is a local meet up.

Now this can work, but you're betting on luck to take you there.

I was thinking the income would more-so have an impact on my ability to refinance, boost income and help out the DTI.

On a refi, you need to get the appraisal ordered and back to figure out your options, especially if it's a cash out refinance. 

Not a foreclosure different scenario .. but I bank at a small commercial bank.. if you used a large major bank I bet that would be tough to do.but once they cash the check I think your out of luck unless the sale was flawed on the trustee side the money is not coming back.
