My family and I are contemplating building a 2nd home on Beach Lake or Sunset Lake in particular (5 minutes from Castle Rock Lake) and utilizing it as an STR the rest of the year when not there. 

And I have read similar posts before of some thinking it is discriminatory.

Per the application they have up to 60 days and I get notice in the 58th day that that application has also been denied.Am I doing something wrong here?

Our lease has a clause that makes the tenant responsible to report leaks and defects and is responsible for any consequential damages that arise from a failure or delay in reporting.

This would only be the 2nd tenant I've had at my first rental property, which was my family's previous home, and I really, so I really don't want to put myself at risk of having to go through legal hurdles if there's issues with her, so I'm strongly considering looking for a new tenant.

I believe this is applying the law differently than intended (and I have heard the author of the law state the rationale so I believe the author of the law shares my view)

OP still collecting and I guess pocketing the rent.
