If you buy the house using cash with a HML lets say for $50k and put in $25k and the ARV is $100k the bank will allow you to put a loan on (20% - 25% down depending on the asset class) the $100k after 6 months.

Many on this forum would probably advocate not even going to college (just a guess), because they would view that as a distraction (time and money) to pursuing your own path.I think you need to look at your MBA as an investment and then run the numbers.

Oh and to answer your original question, I would say I put in about 30 hours per week on average - after work and on weekends - and sometimes during lunch :)  and my goal is to be around 15K in pre tax cash flow by the end of this year, and only movin on up from there!

No need for a a list of addresses.BTW read other threads about lonnie deals here.There's so many other creative deal types that take zero or near zero cash I can't imagine why one would mail MH owners when you could be mailing low equity homes in nice neighborhoods for the purpose of buying subject to or lease - option that you';d turn around and put in a tenant lease option buyer.
