Going from the regulations I am fairly confident it wouldn't qualify because of the type of property it is and it wouldn't fall into the "the following assets are inherently permanent structures (i.e. real estate) if they are permanently affixed to real estate, including being affixed by weight (Reg.1.1031(a)-3(a)(2)(ii)(C) Goodluck with your 1031 it is great you are doing your due-diligence before hand because I have too many clients fair 1031's because they are not prepared and just think they will be able to find something within the time limits.

When I asked questions, she prepared a new report and adjusted the price even lower saying that she "weighted" the lowest valued comparable the most because "it had the least amount of adjustments".....thereby essentially throwing out the other two comparables.

As for a deployment or PCS (permanent change of station) I will not be penalized, but of course I will have to take that possibility into account by making a rapid exit strategy as a contingency.

Notice the appreciation for this property has gone up considerably in a little over two years, and I have a roughly $113k mortgage on it, so a good chunk of equity is there.So,Would you hold long-term, accept the costs, and essentially have these big capital expenditures eat up most of the profit I make in 9 years once these inevitable repairs come aroundORWould you sell, take advantage of the rapid equity increase and the timing of the two contracted SFHs, avoiding the upcoming capital expenditures, thereby keeping more cash on the sidelines in case Microsoft and Apple stock nosedive soon (hehe)?

Since the mortgage/loan rates are rapidly raising (cannot lock in rates until appraisal is back), I am trying to get my lender to schedule an appraiser ASAP, but I was not going to pay/schedule for an appraisal if the leases/bills don't make sense.

@Adam GlounerI agree with @Joshua Noth if you have a stable long-term tenant that is paying you on-time and not destroying the property they are worth their weight in gold.
