Just to offer a different perspective, its not unusual in other markets for professionals to not have a lot of skin in the game and the reasons for this vary:1) They are good at going the on the ground stuff but bad at raising money.

Also she is concerned that if my monthly payments to her vary (because I would deduct tenants utilities which I already paid), she thinks it will look like she is collecting variable rent??
