If I were you, I'd focus on truth in advertising - if you say it's a 3-bedroom, you better have 3 rooms that the viewers will think are actual bedrooms.

How investments are advertised or marketed has a direct affect on the perception of whether the investment is a security or not.

When looking on the MLS, there is very little available / advertised.  

The example she gave, that was deemed illegal, was a small EM, 30days due diligence, no ability to buy, and advertised on Zillow and craigslist.  

any agent that will spend 2 to 5k a month in advertising themselves in the RE business and will actually WORK will make easy 200 to 500k a year...

I get dozens of hard money advertisements from California (since that is where I used to live), but nothing from Idaho...
