As David said, there is the smartmove and similar programs which lets you direct tenants to a website to order the report for you, they are very popular for small landlords with one or two properties.  

My true passion is trains and I have made something out of myself in the hobby with custom painting, weathering etc.

Lot's of great training.  

Sometimes some of my tenants there contact me about something and I just want to write back "Can you train my other tenants to be as polite as you?

It was the best training we could have gotten.  

It will still remain disconnected from the downtown area due to the train tracks which is the only big downside.

My question is is there a similar type of program or creative financing method I can use on a SFR?

We started our using the Carlton Sheets program and I bought first property, a multi family for $500.00 bucks out of pocket.

we do have a program for the DIYer.  

I used to do company training for Hilton, and the HR Director let a lady bring her toddler to Orientation, and boy oh boy, he was all over the place and making noise, I had to ask her to leave.
