They couldn't turn their back on the dollar if they wanted to do so.They can quit 'investing' in the dollar.Buying commodities is not a hedge against inflation, it is a hedge against the dollar completely collapsing and no longer accepted for commerce or trade in this country.

I know they work in places with little competition because I had a few areas like that back in 2000-2003.Vacant, abandoned, code violations, defaults (of any kind), deceased owners, divorce, forced placed liens.....I look at any possible motivation, but haven't found that many sources for lists so create them myself.Without giving away any trade secrets, are you targeting anything specific?

I would treat it as a lesson learned, one that most investors go through early in their real estate career.Construction attracts many deadbeats, since the barrier of entry to many trades can be so low (ie painting).
