I am interested in investing in real estate in the DFW area (specifically Denton) with creative financing methods, and I am trying to expand my network of players in the game of real estate.

I'd really like to find an attorney/legal advisor to PAY that really knows real estate law and local courts. 

I would recommend highlighting a specific area and then getting in touch with the local REI group.

A contract for deed doesn’t transfer legal title, it’s a contract that states title WILL BE transferred when the loan is paid off, or a specific amount of equity is accumulated in the property.  

There are legal guides and considerations to follow.

Here is what I'm taking for reserves (outside of location specific expenses like home insurance, utilties, taxes etc.)- 10% for future property management -10% for vacancy-10% for CapEx-5% for repairs and maintenance-5% for lawn and grounds keeping-0.5% of purchase price for PMI based on my credit score For a house hack, is this too conservative?

For this first property, I can't really think of anything specific I would have done differently.
