Main ones are: 1) There is a possibility of getting new 20% deduction for your rental portfolio or RE business activity. 2) Section 179 (100% deduction) can be now claimed for property used in Rental Trade or business ( this is not huge right now as there is also a100% bonus depreciation available for few more years).

Someone to answer the phone, someone to do the evictions, collections, figure out who damaged the door, collect rent (they do it in person the first 5 days of the month), sign up new people and close out those leaving.
