If keeping it makes sense to refi out up to 75% of that money at the current value with low debt and re-invest for a higher gain elsewhere or 1031 all of it and move into another property entirely.If you just leave the equity there and do not refi or sell then when the market appreciation shifts again you will have lost equity until you wait for the next cycle run up again.
