I would like to ask a question based on what I have read and found.

I found a house for about $118,000, 4bed, 2bath, full basement, lets say, hypothetically speaking the house needs about 20k in rehab; and I...

-Visit local REI clubs;-Word of mouth, it's amazing how your network grows when you let people know what you do;- Might not be the group you are looking to work with, but the courthouse steps will have investors;- Perhaps sharing deals when you first start out will give you exposure to other bird doggers/wholesalers lists;- Advertise on CL, in your local papers etc. that you have houses you are moving on to investors, and to call/e-mail for information.Creative thinking is the name of the game, It'd be something fun to dabble in but I have other things to occupy my mind; hope that kick started a few thought processes.Andrew

I have been plotting out next steps and have transactional funding in place, but would love to reduce this expense.

It sounds like you did do some basic interviewing of the contractors but you may have to take things a step further next time to ensure something like this does not happen again.

If you do not seek opportunity then someone else willNo complaining,, if you do not step up to the plateThink about it ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~If you purchase the property and do a respectful job Then your other neighbors would become free advertisement for future properties :)Only a suggestion ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~If you make some good money off of the property maybe offer an incentive to your other neighbor for lead(a bottle of wine or cheesecake or gift card etc )

Now we're looking at a great little triplex but I'm hesitant because it sort of seems like taking a step back, in terms of units/roof that is.

Of course, auctions that are going to happen on the courthouse steps can often be found out by looking in the legal newspaper at the foreclosure listings each month.
