Everyone will have their opinions about renting to college students, but if you know how to screen and enforce some rules, its a great opportunity. 

Next time screen your candidates more thoroughly.

The biggest harm I have seen toward owners from property managers is lack of screening of tenants.  

I always tell people you're welcome to see it, and don't screen them out over the phone, or they get upset and file discrimination claims.And at the open houses, I always have a few completed applications in a folder, sometimes from showings a year before, so when they ask, I say I got a few people interested, but I'll  won't pick the finalist till next week. 

When I was bird dogging for this particular investor, I got to a point where I was able to pre-screen many properties online, preview maybe 3 to 5, and pick one to show my client.
