Since I'm not applying for any sort of traditional mortgage, investment or otherwise, do any of the qualifications (credit score, debt/income ratio, it not being my primary residence) come into play here?

Rentometer has a scaled down free version.

You should always state the requirements needed to rent e,g, 3X income, non smoker, credit scores need at least XXX etc.

Combine that with a solid credit score and positive rental references and you should have a good tenant.I’d be happy to help you find a property management company if you like.

The borrower has a decent credit score, but not great. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Will it impact my credit scores or the final approval amount?
